Conservation Area Determination

Parcels that contain wetlands may require a Conservation Area Determination (CAD) prior to development. This process will determine the boundaries of the onsite wetlands.

Process

  1. Complete and submit an Application for a Conservation Area Determination (CAD).
    • Application can be mailed, delivered or faxed to Orange County Environmental Protection Division (EPD), 800 Mercy Drive, Suite 4, Orlando, FL 32808. Fax: (407) 836-1499.
  2. Submit application with required materials listed in Section 3.
  3. Application is reviewed for compliance with County regulations by EPD.
  4. EPD will visit the site. Upon completion of field verification by EPD, A Class Determination Letter will be sent to the applicant.
  5. The applicant is required to submit four (4) copies of a certified boundary survey by a professional land surveyor to EPD for review and written approval.
  6. EPD issues a Boundary Survey Letter and the Determination is complete.
  7. The CAD is valid for five (5) years.
  8. Any owner of lands who believes that such lands or proposed activity are exempt from review may file a petition for Binding Determination of Exemption.

Fees

  • Single Family: $685.00.
  • Non Single Family <40 acres: $901.00.
  • Non Single Family 40-100 acres: $1,591.00.
  • Non Single Family each additional 100 acres over first 100 acres: $10.60
  • After-the-Fact CAD Single Family: $1,215.00.
  • $409.00 (for appeals and variances).
