This page explains the basic requirements for submitting a permit application for commercial fences made of wood, vinyl aluminum, hog wire, barbed wire, wrought iron, chain-link, concrete block and/or vehicle gates.
Permitting New Fence With Drive Gate
Minimum Submission Requirements for new fences with drive gates
- A Site plan or Survey showing the dimensions and location of the alteration. For questions regarding the requirements for a site plan, plot plan or survey please contact the Zoning Division at Zoning@ocfl.net or call 407-836-3111.
- A completed Fast Track permit application. The application online must have all required fields (*) completed to include the owners estimated value.
- Construction documents signed, sealed and dated by a licensed Architect or Engineer in the state of Florida per Florida Building Code 107 that clearly indicate the entire scope of the project. Construction documents shall include, but not be limited to, Life Safety plan (to scale), Floor Plan (to scale), Construction type, Occupancy classification (or mixed occupancy either separated or non-separated) and occupant load, etc.
- The following items will be required on the drawings:
- Property lines, the height, width and length total square footage of the fence.
- Provide the 20’ width of vehicle gate for Fire Department access and other gate openings [electric or manual] (e.g. Electric Emergency Vehicle Access, Manual gate-Knox Padlock Box, etc.)
- The following items will be required on the drawings when pouring concrete:
- When applicable, document the reinforcement (wire mesh, fiber mesh, etc.).
- The thickness and compressive strength of concrete.
- If including a footer or thickened edge, provide a corresponding fully dimensioned detail. Footers must include the required number of inches below grade, size and grade of steel and its placement along with the required lap splice, etc.
- NOTE: Soil treatment used for subterranean termite prevention shall be applied under all exterior concrete or grade within 1 foot of the primary structure sidewalls.
- Notice of Commencement. Before the first inspection, a Notice of Commencement (PDF) shall be filed with the Orange County Recording Department, and a certified copy must be uploaded to Fast Track.

- Property lines, the height, width and length total square footage of the fence.
- Application Page 2. Prior to permit issuance, a completed Page 2 of the Building Permit Application must be signed, notarized, and uploaded by the contractor and the owner. This form is required when the estimated value exceeds $2,500.00.
- Notice of Commencement. Before the first inspection, a Notice of Commencement (PDF) shall be filed with the Orange County Recording Department, and a certified copy must be uploaded to Fast Track.
A licensed contractor will be required to accept permit issuance. An owner-builder may act as Contractor under Exemption to F.S. 489.103(7)(a).
