Summary

This page explains the basic requirements for submitting a permit application for commercial building alterations. This page provides links to guides and other resources to assist customers with the online permitting process.

Commercial Buildings include, but are not limited to, Restaurants, Schools, Multi-family Dwelling Units, Apartments, Condominiums, Hotels, Hospitals, etc.

Definitions

ALTERATION, any construction or renovation to an existing structure other than repair or addition.

REPAIR, the reconstruction or renewal of any part of an existing building for the purpose of its maintenance or to correct damage.

How to Apply

Please submit all required plans and documentation as part of your permit application using Orange County’s Fast Track Online Services permitting portal. Minimum Submission Requirements for Commercial Building Alterations

  • A Site plan or Survey showing the dimensions and location of the alteration. For questions regarding the requirements for a site plan, plot plan or survey please contact the Zoning Division at Zoning@ocfl.net or call 407-836-3111.
  • A completed Fast Track permit application. The application online must have all required fields (*) completed to include the owners estimated value.
  • Construction documents signed, sealed and dated by a licensed Architect or Engineer in the state of Florida per Florida Building Code 107 that clearly indicate the entire scope of the project. Construction documents shall include, but not be limited to, Life Safety plan (to scale), Floor Plan (to scale), Construction type, Occupancy classification (or mixed occupancy either separated or non-separated) and occupant load, etc.
  • Energy Conservation Code compliance methodology signed, sealed and dated by a Licensed Florida Architect or Engineer.
  • Fire flow calculations.
  • Overhead door installation details and product approval.
  • Window installation details and product approval.
  • Door installation details and product approval.
  • Cooler/freezer specifications.
  • Notice of Commencement. Before the first inspection, a Notice of Commencement (PDF) shall be filed with the Orange County Recording Department, and a certified copy must be uploaded to Fast Track..

Permit Issuance

A licensed contractor will be required to accept permit issuance. An owner-builder may act as Contractor under Exemption to F.S. 489.103(7)(a).

Early Start

Early Start Authorization may be granted for limited interior work only.
